Set your price based on comparable past sales and current for sales in your neighborhood. Do not price your home based on what you think it's worth or what you need to get out of it. Pricing your home this way generally does not work well! Remember to use good comparison properties and look at your home from the perspective of a home buyer. Ask yourself, "at this price, would I buy my home?" If you answer that question with a no, then the price is probably not right. Be sure to price your home appropriately if you want to sell it quickly and for top dollar!
